Buying a luxury home in Delhi is as much about diligence as it is about taste.
This guide covers the essentials so you can compare options on a like-for-like
basis and ask the right questions.
What “luxury” means in Delhi
Delhi’s premium segment spans two very different formats: independent builder
floors in established colonies, and high-rise towers with shared amenities.
Neither is inherently “better” — they suit different lifestyles. Decide which
format you want before comparing prices, because per-square-foot figures are not
comparable across the two.
Beyond the building, “luxury” usually reflects location, layout efficiency,
natural light and ventilation, build and finish quality, and the amenity set.
Ready-to-move vs under-construction
- Ready-to-move (RTM): you can inspect the actual home and there is no
construction risk. Pricing is often higher and choice may be limited.
- Under-construction (UC): typically more inventory and payment flexibility,
but you are relying on the developer’s delivery. Review the RERA-registered
possession date and the penalty clauses in the builder–buyer agreement.
Read the sizes correctly
Two figures are commonly quoted:
- Carpet area — the usable area within the walls. This is what you live in.
- Super area — carpet area plus a share of common spaces. It is always
larger and is not directly comparable between projects.
When comparing homes, compare carpet area wherever it is available.
RERA and due diligence
Before you commit, verify the project’s RERA registration on the official
state RERA portal, and confirm approvals and the title chain with a professional.
A project described as “pre-launch” may not yet be RERA-registered — treat it
accordingly.
Understanding price
Prices in the resale market and on listing portals are asking prices and can
differ significantly from a developer’s current price. Because pricing and
availability move quickly, a considered approach is to confirm the latest figure
directly with the developer before you rely on it — which is why we show many
figures as “on request” rather than publishing estimates.
A buyer’s checklist
- Decide format: independent floor or high-rise.
- Shortlist by micro-market and commute, not just brand.
- Compare carpet area and layout efficiency.
- Verify RERA registration and approvals.
- Confirm current price and availability with the developer.
- Read the builder–buyer agreement, including possession and penalty terms.
This article is general information, not advice. Specific project details — including price, availability, sizes, approvals and possession — should be verified directly with the developer and, where applicable, on the official RERA portal.
